There is no single epoxy floor for every setting. A home, garage, showroom and workshop face different demands, with different requirements for the substrate, finish, thickness and slip resistance. This guide starts with the way the space is used, not simply the photograph you like.
Start with the space, not the colour
A glossy grey surface, marble effect or metallic pattern makes an appealing picture. In a real project, however, colour comes after the technical brief. Assess the existing substrate and the expected use: water, oil, grit, trolleys, vehicles, heels, desk chairs or heavy equipment all change what the floor needs to do.
A resin floor is a specified system, not one interchangeable coating. Depending on the manufacturer and application, options include smooth finishes, aggregate-broadcast surfaces, decorative treatments and systems with defined chemical-resistance or slip-resistance performance. Confirm the complete build-up and its suitability for the actual use rather than assuming the same resin works everywhere.
Instead of asking which epoxy floor is best, ask what this room needs. At home, consider appearance, cleaning and comfort underfoot. A garage brings vehicle use, dirt and slip risks; an office brings chair traffic and the wider design scheme. Commercial premises also need an agreed maintenance routine and installation programme, with reopening based on the specified curing requirements.
Let the use of the space shape the specification
Resin flooring can have a restrained, marble-inspired or more practical appearance. Photographs show the visual treatment; the system is selected after assessing the substrate, loads, slip risks and maintenance needs.

A quick guide by setting
For a home that suits a continuous resin finish, consider a decorative system with a matt or satin topcoat. Assess the complete specification rather than choosing by sheen alone.
In a garage, start with the concrete slab, preparation and expected vehicle and chemical exposure. Where rainwater or snow can reach the floor, specify a suitable slip-resistant finish.
An office needs a balance of appearance, practical cleaning, resistance to chair castors and appropriate slip resistance.
A shop or showroom can suit a decorative floor, but the specification must account for heels, grit carried in from outside, trolleys, sunlight through glazing and daily cleaning.
In a workshop, warehouse or production space, performance usually comes before pattern. Choose a build-up and thickness suited to the actual mechanical loads, chemicals and abrasion.
A mirror-smooth finish is not automatically suitable for a wet area. The slip-resistance specification needs to reflect the actual conditions of use.

1. What does ‘epoxy flooring’ actually mean?
The term is often used loosely for seamless resin finishes. In practice, it might describe a thin roller-applied coating, a thicker self-smoothing system, a quartz-broadcast surface, a decorative multi-layer build-up or an epoxy layer beneath a different protective topcoat.
Manufacturer specifications make the distinction clear. Sikafloor-264 documentation describes roller and seal-coat applications; Sikafloor-263 SL documentation describes self-smoothing and broadcast systems. Names and specifications vary by market and version. Compare the proposed layers, thickness and preparation, not simply the price per square metre.
A useful quotation sets out the whole floor: substrate preparation, repairs, primer, main layer, any decorative or quartz broadcast, and the seal coat or protective topcoat. It should also state the intended use.
2. Why the concrete matters as much as the resin
A strong coating cannot compensate for a weak surface beneath it. Dust, unsound concrete or unsuitable moisture conditions can undermine adhesion. Follow the selected system’s preparation requirements before any resin is applied.
Preparation must remove weak surface material and produce the profile required by the manufacturer. The method is chosen for the slab and system; thoroughly remove dust and loose material afterwards.
‘We vacuumed the new concrete and painted it’ is not a complete installation specification. A fresh slab can still have laitance, contamination, weak areas, curing-compound residues or a surface that is too smooth for the proposed system.
3. Substrate moisture: the risk you cannot judge by eye
Unsuitable substrate moisture conditions can lead to blistering or loss of adhesion. Test before installation using the method required by the selected system; a slab that looks dry is not enough.
Some Sikafloor product data sheets specify a moisture limit around 4% by weight, an approved measurement method and no rising moisture. They also describe EpoCem as a possible temporary moisture-barrier system in specified circumstances. This is product-specific guidance, not permission to coat any damp slab: obtain a compatible, documented specification.
A 4% figure is not a universal rule. Each product has its own limits and test methods, and results from different methods are not automatically interchangeable. Identify the proposed system, test as instructed and agree the next step from those results.
4. Temperature and dew point: why a dry-looking room is not enough
Condensation can form even on a surface that appears dry. For example, certain Sika data sheets require the substrate and uncured coating to remain at least 3°C above the dew point. Use the requirements for the actual product, not a general rule of thumb.
Condensation can affect adhesion and cause blooming or surface marks. Air temperature, substrate temperature and relative humidity are installation checks, not optional notes on the weather.
Pay particular attention in garages, warehouses and buildings without consistent heating. In winter, the concrete slab can be much colder than the room air.
5. Garage floors: specify for the way you use yours
There are resin systems designed for garages, maintenance workshops, car parks and loading areas. The important point is to select one with documented performance for your loads and exposure: the word ‘epoxy’ alone does not establish suitability or chemical resistance.
A private single-car garage is not the same as a busy repair workshop. Vehicle lifts, dropped tools, spilled fluids and workshop trolleys create a very different brief.
Assess the concrete, cracks, oil contamination, moisture, tyre exposure, winter snow and salt, slip requirements and future repairs. If the floor is regularly wet, do not choose a smooth gloss finish simply because it looks good; agree an appropriate texture and cleaning routine.
6. Dealing with oil-contaminated concrete
Oil contamination needs assessing before coating. A quick surface clean does not establish that a porous concrete slab is suitable for the proposed floor.
Assess contaminated areas as part of the preparation plan. Further treatment, local repairs or removal of unsuitable concrete may be needed. Persistent contamination must be resolved, not concealed beneath an expensive finish.
This is why a site assessment tells you more than an instant quotation based on a photograph.
7. Resin flooring at home: choose it for the right reasons
At home, a resin floor offers a continuous look without a tiled grout pattern, with colour and composition tailored to the interior. An open-plan kitchen and living room, hallway, studio, home workshop or basement may be suitable, subject to the substrate and system assessment. Any necessary movement joints still need proper detailing.
Remember that appearance and comfort are different decisions. A decorative epoxy finish does not turn a concrete floor into a soft surface. Consider acoustics, warmth underfoot and everyday family use alongside the visual effect.
For underfloor heating, confirm compatibility with the complete floor build-up and agree the heating protocol for installation, curing and recommissioning. Do not assume the heating can be turned straight up during curing.
8. Metallic and marble effects: agree the visual brief
A decorative resin floor can suggest marble, smoke, stone, metal or an abstract composition. It is not a printed image: pigments interact during application, so the finished pattern has its own character.
A Pinterest photograph is a useful reference, not a promise of an exact replica. Agree the palette, pattern density, direction and contrast, supported by a sample where appropriate. Each application will have natural variation.
Think at room scale. A lively pattern that works on a small sample can overwhelm an 80 m² space. Sometimes a quiet greige finish gives the furniture and architecture more room to breathe than several metallic colours competing for attention.
9. Office floors: gloss is not always the best answer
Office floors deal with chair castors, heels, foot traffic, furniture moves and routine cleaning. A gloss finish can look striking on opening day, but consider how visible dust, marks and wear will be in the room’s actual lighting.
A satin or matt finish can create a quieter backdrop for reception areas, meeting rooms and creative offices. Compare samples in the intended lighting and consider maintenance as well as first impressions; a less glossy appearance is not a guarantee against scratches.
Consider the room’s acoustics too. A hard floor is only one part of an open-plan office: ceilings, acoustic panels, textiles and furniture may need to work together to manage sound.
10. Shops, salons and showrooms
Retail flooring has two jobs: present the space well and handle what customers bring in from outside. Grit is abrasive, and the entrance can face much harder use than the centre of a showroom.
Include effective entrance matting and a cleaning plan in the brief, rather than relying on the topcoat alone. Tell us about trolleys, movable shelving and direct sunlight through the shopfront.
For a glazed showroom, assess colour stability separately. Sika documentation for certain epoxy products warns of shade changes in direct sunlight while the stated function is retained. Check the selected product and topcoat; do not assume every decorative finish behaves the same way.
11. Restaurants, cafés and bars
A decorative floor may suit the dining area, but the kitchen and space behind the bar need a different assessment. Water, grease, hot liquids and cleaning chemicals all affect the specification, alongside slip risks.
For wet working areas, agree the required slip performance, resistance to the actual substances used and a suitable hygienic cleaning regime. Commercial kitchens and laboratories may also need a specialist assessment of heat, thermal shock and applicable hygiene requirements. A decorative coating is not automatically a compliant solution.
The same smooth decorative system is not necessarily suitable for both the dining room and the kitchen.
12. Workshops and production spaces
In a working environment, resin flooring is a technical specification, not simply a decorative effect. Manufacturer ranges include systems for warehouses, assembly spaces and maintenance workshops; identify the one documented for the proposed use.
Footfall is only part of the picture. Forklifts, hard wheels, racking, dropped tools, oils, chemicals, washdown frequency and local impacts all belong in the brief.
A thin coating may not meet the requirements of a demanding workspace. A higher-build, broadcast or mortar system may be specified instead. Agree the required performance first; reducing the specified build-up can be a false economy.
13. Smooth or slip-resistant?
Texture and cleaning need to be considered together. A more pronounced profile can change both slip performance and the cleaning method, but appearance or roughness alone does not establish a tested slip rating.
A dry showroom, a garage used by rain-soaked vehicles and a wet production area have different requirements. Choose the finish through a use-specific assessment, including contamination, footwear and cleaning, rather than a single texture for every room.
Some specified systems use an aggregate broadcast followed by a seal coat. Aggregate grade and the full build-up influence the resulting profile. Use the manufacturer’s tested system details and agreed performance requirements, rather than adding sand by guesswork.
A photograph cannot establish the right texture. Identify where the floor will be wet, what footwear will be used and how the surface will be cleaned.
14. A seamless look does not remove movement joints
A resin finish can avoid a tiled grout pattern, but it does not stop the building moving. Existing movement joints need an appropriate detail; do not simply cover them to achieve an uninterrupted photograph.
Cracks also need assessing. A stable shrinkage crack and an actively moving crack call for different treatment. Any required crack-bridging performance must be specified; an ordinary rigid coating is not a solution to ongoing structural movement.
If the substrate continues to move, cracking can reappear through a rigid finish.
15. Why a resin floor can lose adhesion
Possible causes include weak concrete, laitance, dust, oil, unsuitable moisture conditions, an incompatible primer, condensation or inadequate preparation. Diagnose the actual cause before deciding on a repair.
Working time matters too. Once a two-part resin is mixed, curing begins; the permitted pot life depends on the product and conditions. Follow the current data sheet and plan each batch around that window, rather than assuming the material remains usable indefinitely.
Do not try to rescue material beyond its permitted working time by adding an unapproved thinner or spreading it further. Follow the manufacturer’s mixing and application instructions.
16. When can the floor be used again?
The answer depends on the specified product, build-up and site conditions. Different systems have different curing schedules; readiness for full service is not the same as being dry enough to touch.
Distinguish between the overcoating window, permitted foot traffic, light use and full cure. These are separate milestones, and each must follow the selected system’s instructions.
For a business, compare the installation programme as well as the material cost. Where a faster-curing system is suitable, reduced closure time may matter to the overall budget. Agree the reopening date from the full specification and actual conditions, not a headline promise.
17. Odour and VOCs: look beyond the product label
Not all epoxy products have the same solvent content or emissions. For example, the UK Sikafloor-264 Plus documentation describes a solvent-free product with low odour and low VOC emissions. Those are product-specific characteristics, not a statement that every epoxy is emission-free or suitable for occupied rooms during application.
Low VOC emissions do not remove the need for safe handling. Follow the current safety data sheets and the installer’s risk assessment, including specified protective equipment, ventilation and access restrictions.
For a home or office, ask about application conditions, ventilation and when occupants may return. These decisions belong in the installation plan alongside colour and finish.
18. Sunlight: an outdoor terrace needs its own specification
Check colour stability where sunlight reaches the floor. Sikafloor-264 documentation, for example, warns of possible discolouration in direct sunlight without a change to the stated coating function. That does not establish suitability for every outdoor application.
For an outdoor area or extensive glazing, specify the complete system for the actual exposure. A compatible alternative topcoat or a different resin system may be appropriate, but a UV-stability claim alone does not resolve weathering, drainage, movement or slip requirements.
We will not treat an enclosed garage and an exposed, sunlit terrace as interchangeable projects simply because both can have a resin finish.
19. Epoxy, polyurethane or polyaspartic?
There is no single resin family that wins every brief. Compare documented adhesion, wear, chemical exposure, finish and installation requirements for the actual products. A well-specified epoxy system may be appropriate, but the name alone does not establish those properties.
Polyurethane and polyaspartic products can offer alternative specifications, with their own performance, application conditions and costs. Assess the proposed system’s documented UV behaviour, flexibility, abrasion resistance and cure times rather than assuming every product in a category shares the same advantages.
Our name is Ahoj Epoxy, but the right specification comes first. If your project calls for a different resin system, that is a discussion to have before agreeing the work.
21. Colour: think beyond the RAL chart
Plain-colour floors are often selected by RAL reference. Light grey can give a space an open feel and make dirt easy to spot, but that also means tyre marks and everyday soiling will be visible. Compare a physical sample in the intended lighting.
A dark gloss floor can be striking, but consider how it shows dust and fine marks. Mid-grey, beige or a blended decorative finish may suit the maintenance brief better; look at samples rather than assuming one colour hides everything.
Colour can support your brand without repeating the logo palette across every surface. Before committing 500 m² to a bold red, consider a visualisation and physical sample. Branding can be subtle, and a screen colour is not a guarantee of the finished shade.
22. Decorative flakes, quartz and other aggregates
Decorative flake finishes can suit garages, utility spaces and commercial interiors. The coloured flecks break up a plain surface and can make small marks less conspicuous. Agree the flake size, coverage and complete protective finish from a sample.
Quartz-broadcast and metallic finishes create different effects and belong to different system specifications. Compare the full build-up and required performance as well as the look; a smooth metallic sample cannot demonstrate slip resistance.
Start with how the floor will be used. Decorative flakes should earn their place in the design, not be added simply because they are fashionable.
23. Caring for a resin floor
Do not leave abrasive grit to work against the surface. Remove loose dirt regularly and use the cleaning products and methods specified for the finished system.
For commercial premises, agree the cleaning routine when choosing the texture. A pronounced profile may need different equipment or a more involved method than a smooth office floor; check the manufacturer’s maintenance guidance.
Lift heavy objects rather than dragging them, and use suitable furniture protection. Confirm compatibility with cleaning chemicals and any working fluids against the selected system’s chemical-resistance information, including exposure conditions.
24. Can a resin floor be repaired locally?
A local repair may be possible, depending on the damage and system, but an invisible match cannot be promised. Colour, age, topcoat and decorative pattern all affect the result; a complex metallic composition can be particularly difficult to blend.
A repair starts with identifying the cause and assessing the sound material beneath the damaged area. The substrate and specified layers can then be reinstated as appropriate. Pouring more resin into a blister without resolving the cause is not a reliable fix.
Keep a record of the installed system, product batches, colour and topcoat. For a commercial project, that information makes future maintenance and repair discussions much more straightforward.
25. You do not need to be a flooring expert
A good enquiry starts with the room, approximate area, existing floor, expected use, preferred appearance and timing. You do not need to arrive with a chemical specification.
For a garage, tell us about vehicles, maintenance work and winter water or snow. For a shop, describe footfall and the entrance. For production spaces, list working fluids, wheels and equipment. At home, mention underfloor heating, large windows and the look you have in mind.
The supplier’s job is to assess the brief, propose a suitable system and explain the reasoning in plain English.
26. What a planned installation involves
First, assess the site and substrate: measure the area and examine the concrete, cracks, moisture conditions and any problem spots. The sequence below is an outline, not a substitute for the selected system’s application instructions.
Prepare the substrate mechanically using the method required for the slab and system, removing unsuitable surface material and achieving the specified profile.
Treat assessed cracks, chips and local defects as specified, then thoroughly remove dust and loose material.
Apply the specified primer where required. Its role and application conditions depend on the complete system and substrate.
Install the main coating or floor layer to the specified build-up, consumption and thickness.
Where included, incorporate the agreed aggregate, flakes or decorative pigment treatment at the stage required by the system.
Apply any specified seal coat or protective topcoat within the permitted overcoating window.
Protect the floor and allow the specified cure before use. A furniture delivery booked for tomorrow does not change the material’s curing requirements.
27. What does an epoxy floor cost?
Without assessing the substrate, a square-metre figure is only an initial guide. A damaged 30 m² garage can need more preparation than 100 m² of suitable new concrete.
Cost depends on preparation, repairs, moisture-related measures, layers, specified thickness, aggregate, decorative work and topcoat. Area, edges and junctions, room geometry, site access and logistics matter too.
Before choosing the lowest quotation, check that the preparation, layers and performance requirements are genuinely comparable. Ask what is included and what remains outside the scope.
28. Resin flooring for business and European projects

29. When we would recommend a different approach
Where the substrate has ongoing movement that the proposed system cannot accommodate.
Where an exposed outdoor floor is wanted, but the proposed system is not specified for the actual sunlight, weather and site conditions.
Where softness, warmth underfoot or acoustic absorption are the main reasons for choosing a floor.
Where the business cannot allow the necessary preparation and cure time, and a suitable alternative better meets the programme.
Where a coating is requested over an unassessed or weak substrate without the required preparation.
A useful recommendation sometimes means explaining why resin is not the right answer. We would rather discuss that early than sell a finish that does not fit the brief.
The right floor works with your space
A well-chosen floor does not need to announce itself. In a garage, the brief is vehicles and practical cleaning. In an office, it is everyday use without distracting glare. In a shop, it is customer traffic and presentation. At home, it should belong to the interior, not look like a special effect added as an afterthought.
Much of the important work is beneath the decorative layer: substrate assessment, moisture testing, preparation and the specified build-up. Expensive pigments cannot make up for skipped technical stages.
