Planning a resin floor? Here is what shapes the budget, why an estimate per square metre is only a starting point, and how preparation, specification and maintenance affect the finished result.
The same floor area can mean two very different jobs

We need to assess the substrate, intended use and agreed finish before confirming the scope and price.
A thin coating in a dry utility room is a different specification from a self-levelling floor that needs repairs, a decorative finish, a slip-resistant texture and a protective topcoat. The concrete matters just as much: preparing a sound, level slab is not the same job as repairing an old garage floor with oil contamination, cracks and uneven areas.
Start with the floor area, photographs and how the space will be used. A site assessment may be needed before we can finalise a quotation. A price per square metre is useful only when you know exactly what that square metre includes.
Design around the way the space is used
Resin flooring can have a restrained, marble-like or more utilitarian appearance. A photograph shows the look, not its performance: the actual system needs selecting for the substrate, traffic, slip requirements and cleaning routine.

Small floors do not necessarily cost less per square metre. Travel, equipment, preparation and separate visits still have to be allowed for.
Existing coatings, cracks, oil contamination, moisture, levelling work and awkward access can influence the budget more than choosing between two similar colours.
A useful estimate asks about the concrete, not just the room's floor area. Ask what has been assumed and which items still need assessment.

1. What should the price include?
A clear quotation should identify substrate preparation, repairs, primer, the main floor build-up, any decorative or slip-resistant treatment, the topcoat, installation and relevant consumables. Ask about exclusions and any work that cannot be confirmed until the substrate has been assessed.
Compare the specification as well as the total. A thin roller-applied coating is not equivalent to a thicker self-levelling build-up with mechanical preparation and repairs. Check the proposed products, thickness, treatment of joints and intended performance.
A cheaper square metre may simply include a different floor.
2. Preparation can matter more than the decorative layer
Primer is not a way to disguise unsound concrete.
Resin flooring needs a sound, clean substrate prepared to the requirements of the selected system. Depending on the floor, that can mean grinding, abrasive blasting or another mechanical method, followed by suitable repairs. Preparation should be specified for the products and concrete involved.
If the surface of the concrete is weak, a coating may detach with that weak layer. The resin's own adhesion cannot compensate for an unsuitable substrate.
3. Why mechanical preparation belongs in the specification
The preparation method needs to remove weak surface material and unsuitable residues and create the profile required by the flooring system. Grinding may be appropriate in some areas; other floors need a different mechanical treatment.
A more demanding build-up or a damaged slab may require more intensive preparation.
Do not assume that a quick clean or an improvised chemical treatment is equivalent to the preparation required by the product manufacturer.
4. Moisture: the problem you cannot judge by eye
Concrete can look dry while still holding too much moisture for the proposed system. Moisture rising through the slab also needs assessment.
Some Sikafloor product instructions refer to a 4% moisture threshold using a specified test method and require additional treatment above it. This is product-specific guidance: check the selected primer and complete system, rather than treating 4% as a universal pass mark.
Choose the system, test the substrate by the required method and compare the result with the applicable product instructions. A number copied from another floor specification is not enough.
5. Temperature and dew point
Some Sika epoxy flooring instructions require the substrate and uncured product to remain at least 3°C above the dew point. Follow the temperature and humidity limits for the actual products being installed.
Condensation during application can affect the appearance or performance of a coating, even when the moisture is not obvious.
An unheated garage in Bratislava can be particularly challenging in spring or autumn, when the air warms faster than the concrete slab. Air temperature alone does not tell you whether application conditions are suitable.
6. Diagnose cracks before covering them
A crack does not automatically rule out a resin floor, but it does need to be understood.
A suitable repair may be possible for a static crack. A movement joint needs an appropriate joint detail; simply covering it with a rigid coating does not make the movement disappear.
If the substrate continues to move, that movement can show through the new finish. Distinguish a repairable surface defect from an active structural or movement issue before choosing the treatment.
7. Resin flooring for a garage
A suitably specified resin floor can give a garage a finished appearance and a surface that is easier to clean than bare, dusty concrete. Check the system against the expected vehicle use, spills and cleaning regime.
Cars bring in water, snow and road salt. A smooth, glossy entrance may look smart, but the finish also needs an appropriate slip-resistance specification for the actual wet conditions.
A garage used for repairs, jacks, tools and chemicals needs a different assessment from a space used only to park a family car. Describe the expected use before the specification is agreed.
8. Resin flooring at home
A continuous resin finish can create a clean architectural look, particularly where a room benefits from an uninterrupted visual surface. Necessary movement joints still need to be accommodated.
Depending on the complete specification, it may be worth considering for an open-plan kitchen and living space, hallway, basement, utility room or loft-style interior.
It is still a hard floor. If you want timber's feel underfoot or a softer acoustic character, an epoxy system may not be the right choice. We would rather discuss that before you commit.
9. Offices and showrooms
An office floor needs to look good in use, not just on installation day. Assess chair castors, foot traffic, cleaning and the expected appearance over time.
High gloss can make marks more noticeable. A satin finish may be worth considering, but sheen alone does not determine durability.
Showrooms need to account for grit carried in from outside, heels, trolleys and sunlight through glazing. An entrance matting and cleaning plan helps protect the finished surface.
10. Commercial and production spaces
A warehouse, workshop, production space and shop floor do not have the same demands.
Vehicle traffic, hard wheels, impacts and chemical exposure need a system designed for those actual conditions. Thickness, aggregate and finishing requirements must be selected together; more resin on its own is not a performance specification.
A demanding industrial build-up cannot be compared fairly with a thin coating in a private cellar simply because both contain epoxy.
11. How long does a resin floor last?
There is no honest universal lifespan.
Service life depends on the substrate, complete build-up, installation conditions, traffic, exposure and maintenance. A quiet domestic space and a busy industrial aisle can put very different demands on the same type of material.
Ask for the intended performance and maintenance plan for the specified system, rather than treating a general lifespan estimate as a warranty for your floor.
The product name alone does not determine how long the floor will remain serviceable. Preparation, specification and care all matter.
12. Wear is not the same as failure
A floor does not suddenly stop working on a particular anniversary.
Loss of sheen, scratches and wear along busy routes can develop before more extensive work is needed. A suitable maintenance or recoating programme may help manage that wear.
Blistering or layers coming away are different issues and need investigation. They can be associated with substrate, moisture or application problems; the cause should be assessed rather than guessed from a photograph.
Where the existing system is sound and compatible, a new topcoat may be an option instead of full removal. Assess adhesion, contamination and the proposed products first.
13. What can shorten service life?
Poor preparation, unsuitable moisture conditions, the wrong build-up, hard-wheel traffic, grit, chemicals, thermal stress and neglected damage can all affect performance.
Turning areas, entrances and spaces around equipment deserve particular attention when planning the specification.
It may be appropriate to strengthen selected high-demand areas rather than use the same build-up everywhere. The proposed detail still needs to work as part of the overall floor.
14. How long does installation take?
The programme depends on the floor area, substrate condition, access and selected system.
Even a small garage may need separate stages for preparation, repairs, priming, the main layers, finishing and curing. Those stages cannot always be combined into one visit.
Walking on a floor and putting it into full service are different milestones. Product-specific curing times depend on application conditions, particularly temperature; do not transfer a timetable from an unrelated system.
The agreed programme should distinguish foot traffic, furniture, vehicle access and full mechanical or chemical use. Confirm each milestone for the actual floor specification.
15. First stage: assessing the floor
The assessment considers the concrete, existing coatings, cracks, oil contamination, signs of moisture and the shape and access of the space.
That helps establish the preparation and repair work required before the flooring build-up can be confirmed.
16. Second stage: mechanical preparation
The substrate is prepared by the method required for its condition and the selected system.
Dust and loose material need to be removed with suitable equipment before the next stage.
Weak areas cannot simply be hidden under a new finish.
17. Third stage: repairs
Suitable materials and details are selected for cracks, holes and damaged edges. Movement joints need separate consideration.
Uneven areas may need local levelling before the main build-up is applied.
You may not see the finished design at this stage, but this work is central to the floor's performance.
18. Fourth stage: priming
The selected primer forms part of the bond between the prepared substrate and subsequent layers and helps manage surface absorption.
Choose it for the actual concrete, moisture conditions and flooring build-up.
One primer is not automatically suitable for every floor.
19. Fifth stage: the main build-up
The agreed specification may use a roller-applied coating, a self-levelling layer or an aggregate-broadcast system.
Its thickness and build-up need to reflect the intended use and product requirements.
Self-levelling does not mean that a product can correct any uneven slab without preparation.
20. Sixth stage: texture and decorative treatment
Flakes, aggregate, metallic pigments or other design treatments may be used where compatible with the selected system and agreed appearance.
Texture and cleaning need to be considered together. A more textured surface can require a different cleaning method, but appearance alone does not prove a particular slip-resistance rating.
A garage and a showroom may therefore need different finishes.
21. Seventh stage: the topcoat
The topcoat can affect sheen and the specified resistance to wear, chemicals or light. Those properties belong to the tested build-up, not to a generic promise about any clear coating.
In areas exposed to sunlight, assess the colour stability of the entire system. A compatible polyurethane or another suitable finish may be appropriate, but a topcoat does not make every epoxy floor permanently immune to discolouration.
We choose the specification to suit the space, rather than insisting on epoxy where another system is more appropriate.
22. Can a floor be installed in winter?
Potentially, if the substrate and room can be kept within the selected system's specified application and curing conditions.
In an unheated space, a cold slab and slower curing can make the programme impractical unless suitable conditions can be maintained.
Heating the air for a few hours does not necessarily bring a substantial concrete slab up to the required temperature.
23. Small floors and minimum allowances
A 10 m² floor and a 100 m² floor do not have proportionate installation costs.
Equipment, travel, preparation, set-up and cleaning still need to be accounted for on both jobs.
A small utility room can therefore have a higher cost per square metre even when the overall project budget is modest.
24. Why larger floors may cost less per square metre
On a large, straightforward area, fixed costs can be spread across more square metres.
The layout may also allow a more efficient installation sequence.
But extensive repairs can outweigh that advantage. A large floor is not automatically a cheaper job.
25. Is DIY installation an option?
DIY kits exist for some straightforward coating applications. They are not automatically equivalent to a professionally specified resin flooring system.
A self-levelling installation requires suitable preparation, moisture assessment, accurate mixing and an organised application sequence within the product's working time. Follow the product's safety and application instructions.
Working time varies with the product and temperature. Mixing more material than can be applied within the permitted time can lead to wasted material and a failed finish; do not assume that every epoxy gives you the same working window.
27. Looking after the finished floor
Remove grit and abrasive dirt regularly.
Use cleaning products and methods compatible with the specified finish.
Avoid dragging heavy metal equipment across the floor.
Ask for suitable repairs to chips or local damage before dirt and moisture make the affected area harder to maintain.
28. When is a new topcoat enough?
If the existing system is sound but its appearance has worn, full removal may not be necessary. Condition and adhesion still need assessment.
A compatible recoating system can then be specified with the necessary preparation.
This can be worth considering in showrooms and other commercial spaces where presentation matters. It is an assessed option, not an automatic remedy for every worn floor.
29. Why a local workshop helps
Installing a floor is a site-based process, unlike sending a finished table by carrier.
It may require an assessment, preparation equipment, several application stages and return visits.

30. Bratislava and projects further afield
For suitable projects in Austria, Czechia or Hungary, we assess the location, scope, access and programme before confirming whether on-site work is practical.
A flooring installation is not the same as shipping furniture. The team works at the property, so travel and any accommodation need to be included in the planning and quotation.
More distant projects, including Germany or Switzerland, are considered individually. Service availability and logistics must be confirmed for the particular site.
31. What to send for an initial estimate
Send the floor area, property address, intended use, photographs, approximate age of the concrete and anything you know about old coatings, cracks, oil or moisture.
Include the colour or effect you have in mind and when the space needs to be back in use.
For commercial projects, describe vehicles, trolleys, handling equipment, chemicals and the planned cleaning regime as well as everyday foot traffic.
32. Why one headline price cannot describe every job
A single figure looks simple, but the assumptions behind it matter.
An attractive rate is not useful if essential repairs or preparation are missing from the scope. Ask which costs are included, which are provisional and what would trigger a change.

Does the concrete need grinding?
Mechanical preparation is generally a key part of a professional resin floor. Grinding is one possible method; the right preparation depends on the substrate and selected system.
Can resin flooring go over old tiles?
In some cases, following assessment of the existing tiles, adhesion, joints and compatibility. It is not automatically suitable, and removal or further preparation may be required.
Can it be installed in winter?
Only where the substrate and room can be kept within the selected products' required application and curing conditions. A warm room does not necessarily mean the slab is warm enough.
